One of the largest residences in the United States, the $195 million Beverly Hills mansion owned by Hyatt Hotels is on the market

Recently listed for a staggering $195 million, the Pritzker Estate is one of the largest and most luxurious residential properties in the United States, owned by billionaire Tony Pritzker, the son of the co-founder of Hyatt Hotels. According to the Wall Street Journal, if sold at the asking price, it would set a record for the most expensive home sale in Los Angeles, surpassing the previous record held by Amazon founder Jeff Bezos, who purchased the Warner Estate for $165 million in 2020.

The listing of the Pritzker Estate comes in the wake of a contentious divorce battle between Pritzker and his ex-wife, philanthropist Jeanne Pritzker. Property records reveal that the couple bought a Beverly Hills residence built in 1938 for $9.5 million in 2001, later acquiring multiple adjoining lots on the hillside. In 2005, one parcel was sold for $14.7 million. After consolidating the land, they commissioned the late architect Ed Tuttle to design what would become one of Los Angeles’s most spectacular contemporary mansions. They moved into the new home in 2011 and separated in 2022, with court records indicating their divorce was finalized in May 2024.

Situated atop a six-acre hillside in Beverly Crest, the Pritzker Estate is the third-largest residential property in the Los Angeles area, boasting unparalleled amenities and views that rival famous local mansions like The One and Aaron Spelling’s Manor.

With breathtaking views extending from downtown Los Angeles to the ocean, the estate is accessed via a long private driveway. The main structure features steel, glass, and limestone, with ample parking for 80 to 100 vehicles.

Spanning approximately 50,000 square feet, the estate’s exterior is clad in white limestone imported from Italy, containing 16 bedrooms, 27 bathrooms, and 18 fireplaces. Surrounding a stunning open-air courtyard complete with a fountain, the grand entry hall is filled with natural light and evokes the design of I.M. Pei’s entrance at the Louvre. The home is replete with high ceilings and expansive walls ideal for showcasing art. Luxury amenities include an elegant living room, formal dining room, library, gourmet kitchen, family entertainment room, cinema, game room, bowling alley, wellness center, gym, and wine cellar.

The lower level features a floral preparation room and a soundproof bowling alley, while the home also boasts a theater equipped with velvet curtains, stage lighting, tiered seating, and a screening room. The kitchen is outfitted with three Gaggenau ovens, two stainless steel sinks, and a service elevator.

The outdoor areas are equally impressive, featuring a 75-foot green marble infinity pool that overlooks the entire city, adjacent to an outdoor kitchen with two grills, a large pizza oven, and a poolside drying rack. Expansive lawns, pathways, and gardens enhance the natural beauty surrounding the estate. Additionally, there is a two-story guesthouse with two bedrooms, as well as a separate bedroom apartment.

As renowned philanthropists, the Pritzkers designed this estate specifically for hosting large charity fundraising events, complete with expansive underground parking. Real estate agent Rayni Williams emphasizes that this property boasts some of the finest views in the city. Stephen Shapiro from Westside Estate Agency notes that current building regulations prevent the creation of such properties today, remarking, “You can’t build a house like this anymore. It’s the most perfect home I’ve ever seen.”
